MLI is available for both new and existing projects. For MLI Select specifically, projects are evaluated based on a points system assessing any combination of three social outcomes: affordability, energy efficiency and accessibility.
Eligible structures include standard rental buildings, supportive housing and retirement housing. Student housing projects are eligible to qualify only under energy efficiency and accessibility.
No - demand for housing is a national issue, and this program is designed to support development across the country.
With ATB CMHC specialists in Lethbridge, Red Deer, Lloydminster and Grande Prairie, ATB is ready to support you if you are interested in developing a project in a smaller centre.
- Retirement homes must have a minimum of 50 units/beds.
- All other projects must have a minimum of 5 units.
- Non-residential space must not exceed 30% of the gross floor area, nor 30% of the total lending value.
Eligible projects may require as little as 5% down. However, the down payment requirement can vary based on the type of project and the CMHC insurance product that is applied for.
To qualify, you must meet the following requirements:
- Minimum substantiated net worth equal to at least 25% of the requested loan amount, with a minimum of $100,000.
- Demonstrable competence and experience relevant to the size and type of property you are seeking mortgage loan insurance for.
- At least five years of direct management experience (by you or an affiliated corporation) in the operation and management of similar properties. If you do not have that, you must have a formal contract with a professional property management firm.
If you do not have experience with the kind of project you are seeking a loan for, ATB looks for the following when determining your eligibility:
- Minimum substantiated net worth equal to at least 25% of the requested loan amount, with a minimum of $100,000.
- Access to capital beyond the minimum net worth (in other words, a demonstration of cash on hand to cover costs in the case of overruns).
- Ideally, formal engagement of a general contractor with relevant experience (we do not cover self-builds if you do not have experience).
It depends on several factors, including the project’s stage and complexity. For instance, if you have land, your project is already zoned for multi-unit development and you have permits in place, the process will be shorter than if you are starting from scratch. Regardless of what stage you’re at, our team works closely with you throughout.
